Raine & Horne expands in Northland as property sales and confidence surge

Vendors and buyers in Northland appear to have reacted positively to the Reserve Bank of New Zealand’s decision to drop the official cash rate (OCR) by 25 basis points in mid-August 2024.

In August, the sale count jumped by 22.7% month-on-month in August 2024 compared to August 2023, according to data from the Real Estate Institute of New Zealand (REINZ)[i], with the median sale price settling at $629,000.

Breaking it down, the median price in the Far North District is $585,000, while in the Whangarei District, the median price is $630,000. The Kaipara District that includes Mangawhai and Dargaville, stands at $690,000. Overall, the Kaipara District saw sales increase by more than 50% in August compared to a year ago.

According to Jen Baird, CEO of REINZ, owner-occupiers and first-home buyers were Northland’s most active buyer groups in August. “Most vendors are generally meeting market expectations; however, some are anticipating price increases due to lower interest rates,” she said.

“The number of attendees at open homes has increased, particularly for newer listings. Auction room attendance has increased, although buyer activity varied around the region.”
