How to prepare your home for an autumn sale

Autumn is often a smart time to sell. Buyers are back from their holidays and have settled in for the year ahead. Their children are back into their school routine and for those looking to buy a new home the coast is finally clear to have a good run at it. 

And the timing could not be better for buyers. With the Reserve Bank of New Zealand (RBNZ) having just has delivered its third large Official Cash Rate (OCR) cut in a row interest rates are falling and set to fall further as the central bank has signalled more OCR reductions this year.  The other good news for sellers is that during this time of year fewer properties are on the market and there is less competition.

While the season officially kicks off on March 1 and wraps up on May 31 the magic really starts to unfold in late March through April when the bright autumn leaves put on their best show and there is something special about the crisp autumn air. As the weather starts to shift to this seasonal sweet spot how to do you make your property as attractive as possible to buyers? 

  1. Create autumn curb appeal

Potential buyers often do a ‘drive past’ of a property to check if it looks worth their time visiting. Keep your outdoor space neat by raking up fallen leaves and mowing and edging lawns. Remove anything that makes your front yard look messy and ensure pathways are clear and clean. Do any necessary weeding and ensure your garden looks its best by planting autumn-blooming plants so your outdoor spaces are inviting and vibrant – ready for inspections.

  1. A well-lit inviting place

As the days get shorter up and down Aotearoa, you will need to rely on your internal lighting to create the feeling of brightness and space during open for inspections. Ensure all curtains are open, turn on every light in the house, including table lamps and if you have a dark room consider painting it in a pastel or earthy tone and adding spotlights behind furniture.

  1. Create a warm atmosphere

Cold and damp homes will turn away some buyers. So be sure to check your heating systems, seal cracks, block draughts and make sure your home feels warm and inviting.

If it is cold and you have a fireplace, or a gas fire put them on just before the agent arrives.  The flickering of a fire totally changes the atmosphere of a room, and potential buyers will love to imagine themselves lounging by the fire after a long day. 

Also consider adding some soft throw blankets, fluffy cushions, and scented candles to bedrooms and main living spaces to create a welcoming environment. Having a cookbook on a countertop open to a hearty winter recipe with a bottle of red nearby will help potential buyers picture themselves enjoying the high life in this house.
