A common question plaguing sellers is – when is the best time of the year to sell a home?

According to Canstar, there is a misconception that the warmer months in New Zealand are the ideal time for sellers and buyers, but the best time of year might be the opposite of what you might think.

While the sun is out and the cold winter days are over in springtime, listings increase, and more homes sell.

While spring sees more sellers taking advantage of the change of season, there is the risk of the property remaining on the market in the lead-up to Christmas if it fails to sell fast.

This increases the likelihood of the home remaining on the market for months over the entire festive season.

In summer, a home for sale with a pool, a well-maintained, easy-care garden and lawns, or a great outdoor entertaining area is an attractive drawcard for buyers. Any vendor with a well-maintained property with these features has an edge on the market.

Meanwhile, there are advantages to selling in the cooler months of the year. In autumn, buyers who want to buy in a less competitive market are typically still on the hunt after the summer buying season eases. Also, by selling to sell in autumn, your property can stand out from the rest due to a less crowded market.

While the months of June to September across many parts New Zealand are frosty, winter can also be an optimum time to sell, as the colder weather means fewer would-be buyers are out and about. It means the ones who are at home opens are serious contenders.
